Before you pop that champagne, we've got a few more things to take care of before closing day. Knowing what to expect after your home goes under contract will keep the process moving smoothly right up to the closing table. You’ve already negotiated price, but here are a few other negotiations coming your way.
• Closing date. You can negotiate for a quick closing when you need to get out of your home fast or push it out a bit if you need more time.
• Home warranty. You can offer a home warranty, or your buyer may request one. If you’re close to reaching an agreement, throwing in a home warranty may seal the deal.
• Leaseback. If your buyer isn’t in a huge hurry and you’re waiting for the school year to end or your next home to be complete, negotiate a leaseback to rent the home from your buyer for a period of 30-, 60-, or 90-days.
• Repairs. Once the home inspection comes in, it’s time to work through repairs. Buyers will want you to repair everything, but you have some wiggle room. Working with a qualified agent can help you resolve discrepancies quickly.
• Furniture. Your buyer may want your custom sectional or hard-to-move piano. Let your agent know the items you’re willing to convey in the sale.
